• Kitchens - This means that the design incorporates a kitchen in the floorplan. Two kitchens are allowed per dwelling under the Planning and Development Act.
   
• Dwelling GFA - Dwelling GFA refers to the Gross Floor Area of the dwelling. The Dwelling GFA calculation does not include deck, garage or alfresco areas.

• Carports - This means the carport included in the design and total price - unless its the carport of the existing residence, if so it will be marked as such on the plans.
   
• Ensuites - An ensuite off the master bedroom

Included in every project:

• Free insulation upgrade
• Option to select timber or steel building frames

Some of our standard allowances:

• Double glazed, aluminum windows and doors with the ability to upgrade to uPVC - primary trade partner Monaro Windows
• Carpet allowance $80 per sqm
• Timber, laminate, vinyl, carpet or hybrid flooring with supply and installation allowance of $110 per sqm
• Luxaflex roller blinds

In selecting the external wall finishes such as brick, cement sheeting, weatherboard or Colorbond, we have created a simple, easy to use guide. One of the essential features of our business is that you can select the external wall style and colours in the design process.

You are not locked into the style of Design 250. If you like the footprint but want a different look and feel we can easily accommodate that in the design process.

Project values fall into three distinct categories:

Build value – This is the total value to fully complete the build with all premium inclusions and means that the property is ready to move into with nothing left to spend.  

Planning fees and charges - This includes payment of all home warranty and associated insurances, ACT Government fees, engineers, and related plans and certificates and building approvals.

Utility connections - These include connecting sewage, stormwater, electrical line +sub board, communications, site excavation and preparation for a standard block (80% of properties fall into this category).
