Customised Planning Approvals Features for Design 391

Dwelling GFA - Dwelling GFA refers to the Gross Floor Area of the dwelling. The Dwelling GFA calculation does not include deck, garage or alfresco areas.

Alternate Cladding Options - A key feature of our business is the ability for customers to select various external cladding wall options such as brick or weatherboard. This design lends itself to interchanging exterior wall options.

In selecting the external wall finishes such as brick, cement sheeting, weatherboard or Colorbond, we have created a simple, easy to use guide. One of the essential features of our business is that you can select the external wall style and colours in the design process.

You are not locked into the style of Design 391. If you like the footprint but want a different look and feel we can easily accommodate that in the design process.

Understanding the pricing and values of Design 391

It’s our commitment to build you a world-class and high-quality residential project with a fixed-price agreement.

Project values fall into three distinct categories:

Build value – This is the total value to fully complete the build with all premium inclusions and means that the property is ready to move into with nothing left to spend.

Planning fees and charges - This includes payment of all home warranty and associated insurances, ACT Government fees, engineers, and related plans and certificates and building approvals.

Utility connections - These include connecting sewage, stormwater, electrical line +sub board, communications, site excavation and preparation for a standard block (80% of properties fall into this category).

As an example, the values of the three components to build Design 391 are listed below:

Build value – $341,522.59 inclusive of GST
Planning fees and charges – $25,461.95 inclusive of GST, approximately 7% of the value of the total project
Utility connections – $19,610.13 inclusive of GST, approximately 5% of the value of the total project
Total value – $386,594.67 inclusive of GST
