Estate Development Codes
There are a whole series of regulations and codes that need to be considered when you are wishing to build in the ACT. Whilst most of these are contained within legislation and building codes, such as the Single Dwelling Housing Code and the Territory Plan, there are some conditions for building that are related to the leasehold of your property. These are referred to by a few names, including Lease and Development Conditions, and Estate Development Plans.
Whilst not all blocks in Canberra have these, it is important that the presence and/or application of these is checked, as they can drastically alter the rules that would regularly apply to developments on a block.

In order to identify whether your block has any of these regulations that affect it, it is important to identify your block’s block and section number, and district. The district is easy to identify, as this is the suburb in which your block is located. If you do not know your block and section number (this is different from your street address) you can search for this on the ACTMapi website, which can be found here (https://www.actmapi.act.gov.au/).
