We use a design numbering system corresponding to a bedroom configuration, ranging from 0 to 499 for our Secondary Dwelling and studio range.
0-99 Detached additions Class 1 Buildings.
100-199 1 Bedroom Designs.
200-299 2 Bedroom Designs.
300-399 3 Bedroom Designs.
400-499 4 Bedroom Designs.
Our designs are Canberra customer-inspired and have been designed and constructed for ACT-specific legislation.

Our designs and design process explained
The designs that you see on this page have all been created by our customers. Over the last six years we have designed and built close to 300 Secondary Dwellings, detached additions, and extensions in Canberra.
When we started Canberra Granny Flat Builders, it evolved as we listened to the needs of clients and realised that there were new products, concepts and solutions that needed to be designed; that's when Fixed Price Extensions emerged as solutions to the ever-evolving challenges and opportunities of Canberra families and the homes that they want to live in.
All customers have diverse needs and objectives; therefore, no design is the same.
80% of our customers chose to custom design for an investment of $3500, and 20% opt to modify an existing plan, for an investment of $2250.
The suite of plans includes approximately 30 separate building and planning development plans to enable us to lodge a development and/or building application. The plans we create for you will allow us to provide a Fixed Price Quality agreement and efficiently obtain approvals with minimal costly changes after you sign the agreement to build.
As a customer-centric business, the customer should control the design and end product. Our role is to provide guidance, experience, and counsel on achieving the desired outcome.
Our mission is to create more world-class secondary housing, be it for a grandparent looking to move in with a family, an investor wanting to build quality housing and make a positive cash flow return or creating an accessible dwelling for a child with disabilities.
All the customer's needs are different; therefore, the designs reflect those needs.
When reviewing these designs, you might ask why they put that window there, why they faced the building east, why brick, and why that roof. The plans are a reflection of the customer's specific needs and wants.
Before we start designing, we must determine what we can do on your block! We have learnt over the years that the first waters we need to navigate are those of the ever-changing Planning and Development Act and the Utilities Act.
There is little value in designing something that can't be legally built on your property; we offer a free planning assessment meeting on zoom or in the office using our highly evolved and customised Planning Assessment Report - it is highly valued, but you do not need to pay for it.
In the Planning Assessment meeting, we will also discuss the project's scope, features, benefits, essential drivers and ways to create value for you. We will look at real-life projects with Fixed Price Quality agreements that we built in Canberra to match the best solution and value.
If you then wish to proceed to the next step, the design process, you agree that we work together on a custom design or modify an existing design.
While many customers focus on what the project will look like, the render, or theme of the design, our initial focus is getting the footprint or functionality in alignment with your needs and objectives. We do this while simultaneously meeting your budget and value indicators and building code and planning requirements. This is why 85% of customers who design ultimately build with us!
We first get the footprint of the design, including window placement, roof aspect and systems to maximise solar access of the property correct, so we can then focus on the external render – what it looks like.
During the design process will provide written estimates on likely pricing based on the scope, features and benefits benchmarked against other recently completed projects in Canberra.
It is nearly impossible for a builder or building business to provide a reliable or guaranteed fixed price and quality building agreement if they are not accountable for the design, from the very beginning.
Our builder Nick Constable has active input in the building designs, collaboration with our client designs manager Yana del Valle to ensure that we are designing something that can be built in the most effective and efficient manner, while, meeting and ideally exceed the customers primary objectives.
After the design process, we will present our clients a Fixed Price Quality proposal that addresses the three primary value drivers.
