We use a design numbering system corresponding to a bedroom configuration, ranging from 0 to 499 for our Secondary Dwelling and studio range.
0-99 Detached additions Class 1 Buildings.
100-199 1 Bedroom Designs.
200-299 2 Bedroom Designs.
300-399 3 Bedroom Designs.
400-499 4 Bedroom Designs.

Class 1 Detached Additions - Small Studios or Flats
The finished homes that you see across this site have all been created for and with our customers. In the Canberra Granny Flat Builders design gallery, we showcase designs of custom homes and secondary residences, i.e. detached additions from over 300 Secondary Dwellings and extensions built by our team.
In layman's terms, Class 1 Detached Additions refer to separate living spaces that are added to an existing property. These additions are designed to function as independent and self-contained units, typically equipped with their own kitchen, bathroom, living area, and bedrooms -- and front door.
The term "Class 1" is a classification used in building codes and regulations to define different types of buildings or structures. The National Construction Code refers to Class 1a as a single residential dwelling, such as a house or a self-contained apartment (either attached or detached). There is a provision that you cannot build a level above or below a Class 1a addition, except for above a garage.
These 0-99 numbered designs range from 23 Dwelling GFA (or sq.m.) to a roomy 60 Dwelling GFA, with carports.
What Customers Usually Choose to Do
All customers have diverse needs and objectives; therefore, no design is the same.
Many choose to get a custom design, while around 20% opt to modify an existing building plan. The suite of plans includes approximately 30 separate building and planning development plans to enable us to lodge a development and/or building application. The plans we create for you will allow us to provide a Fixed Price Quality agreement and efficiently obtain approvals with minimal costly changes after you sign the agreement to build.
We believe the customer should control the design and so, the end result. Our role is to provide guidance, experience, and counsel on achieving the desired outcome.
Our mission is to create more world-class secondary housing, be it for a grandparent moving in with family, an investor seeking to build quality housing and make a positive return, or creating an accessible dwelling for a child with disabilities.
